How to Choose a Commercial Roofer in Harrisburg, PA

A commercial roof is one of the most expensive parts of a building, and it is usually out of sight until it leaks. When a Harrisburg office, warehouse or retail building needs roof work, the contractor you pick matters as much as the roofing system. The right commercial roofer protects your budget and your tenants. The wrong one can sell you a full replacement you did not need, or install a good product badly.

Here is how to separate the two before you sign anything.

Why Commercial Roofing Is a Different Trade

Most homes in the Harrisburg area have steep asphalt shingle roofs. Most commercial buildings do not. Warehouses along the I-81 and I-83 corridors, strip centers, schools and office buildings usually have low-slope roofs covered with single-ply membranes such as TPO, EPDM or PVC, built-up or modified bitumen roofs, spray foam, or metal. Each system has its own installation rules, repair methods and manufacturer requirements.

A crew that is excellent at shingles may have little experience welding TPO seams or restoring a metal roof. Ask directly how much of the company’s work is commercial, and which systems they install and repair most often.

9 Questions to Ask a Commercial Roofer

  1. Will you inspect the whole roof before you quote? A price given from the parking lot is a guess. A proper evaluation covers the membrane, seams, flashing, drains, rooftop equipment and signs of wet insulation.
  2. Will I get photos of what you found? You should be able to see the problem areas yourself, not just take the contractor’s word for it.
  3. Do you offer restoration, or only replacement? Many aging roofs can be repaired and coated for far less than a tear-off. A roofer who only sells replacements has no reason to tell you that.
  4. Which manufacturers are you approved or authorized with? Manufacturer relationships affect which systems and warranties a contractor can offer.
  5. Are you insured for commercial work? Ask for certificates of liability and workers’ compensation insurance and confirm they are current.
  6. Who will actually be on my roof? Find out whether the work is done by the company’s own crew or subcontracted.
  7. How will you work around my tenants and operations? Deliveries, parking, noise and access all need a plan before the crew arrives.
  8. What does the written proposal include? Scope, materials, surface preparation, cleanup, schedule and warranty terms should all be spelled out.
  9. Can I talk to other building owners you have worked for? Recent references and reviews tell you how the company communicates when something goes wrong.

What a Good Proposal Looks Like

Two proposals for the same roof can look very different, and the lowest number is not always the cheapest outcome. A solid commercial roofing proposal names the exact system and manufacturer, describes how the existing roof will be prepared, lists every repair that is included, and explains what happens if hidden damage is found once work starts. If a proposal is one line and a total, ask for detail before you compare it with anything else.

Red Flags That Cost Building Owners Money

  • Pressure to sign the same day, especially after a storm.
  • A replacement recommendation with no moisture check or core samples to support it.
  • No photos, no written findings, or vague answers about materials.
  • Large deposits before any material is ordered.
  • No mention of manufacturer requirements for the warranty.

Repair, Restore or Replace?

The most useful thing a commercial roofer can give you is an honest answer to this question. If the deck is sound and the insulation is mostly dry, a targeted repair or a roof coating can add many years of service without the cost and disruption of a tear-off. If the roof is saturated or failing across its whole surface, replacement is the right call, and a good contractor will show you why.

Harrisburg-area owners with buildings in Mechanicsburg, Carlisle and the West Shore often manage several roofs at once. A regular commercial roof inspection gives you the same side-by-side view of every building, so you can budget before problems turn into leaks. You can see how we approach that on our Mechanicsburg and Carlisle pages.
